What is a condition use zone?

“Conditional zoning allows a parcel to be rezoned subject to certain conditions, mutually agreed to by the applicant and the governmental body, that are designed to assure conformance to adopted Town plans as well as to mitigate any impacts reasonably expected to be generated by the allowable development or use of this site.”

Is this text amendment needed?

A text amendment is justified to achieve the purposes of the Comprehensive Plan.  As such, the question of what “conditions” will be specified, “conformance to which adopted Town plans is of paramount importance.  This text amendment needs community input and discussion.

The big question is would this amendment open the door for all developers to seek the same conditional zone use all over Town.
